Britain’s highest average rent is NOT in London

Buckinghamshire’s HP9 postcode has the highest average rent in Britain at £5,920 per month, which is 358% above the national average and nearly triple the South East average of £1,562. London’s SW7 postcode ranks second, with rents at £5,438 per month—150% higher than Greater London’s average of £2,176.

Regional highlights include Cornwall’s TR11 postcode, the priciest in the South West at £2,834, and Manchester’s M14 postcode leading the North West at £2,280. Swansea’s SA2 postcode tops Wales with £1,510, but its premium is relatively smaller at 61.5% above the Welsh average.

The analysis shows significant rental price disparities across Britain. The Cohab report suggests that tenants priced out of expensive areas might explore neighboring regions for affordable options. Demand varies, with Wales showing more evenly distributed tenant interest compared to competitive areas like Buckinghamshire.
