EPC change this month means yet more paperwork 

A major update to Energy Performance Certificate (EPC) assessments is coming this month, introducing stricter documentation requirements and more detailed evaluations. The changes, based on the Reduced Data Standard Assessment Procedure (RdSAP), aim to improve EPC accuracy, particularly for flats and mid-terrace homes, and better reflect real energy usage.

Energy assessors will now collect specific details on glazing, heating systems, and smart controls, but home improvements will only be recognized if documented evidence is provided. Previously, default assumptions often underestimated a property’s efficiency, but under the new system, missing documentation could result in lower EPC ratings.

Propertymark supports the changes but urges clear guidance, realistic timelines, and funding to help landlords adapt. Letting agents are encouraged to assist landlords in maintaining accurate records, as EPC scores may initially drop if improvements lack proper documentation.
